AFI Europe’s diversified portfolio consists of shopping centers, business parks and large-scale residential and mixed-use developments. The group operates in Romania, Czech Republic, Poland, Germany, Bulgaria, Serbia, Hungary and Latvia.
AFI Europe Romania opened in 2009, AFI Cotroceni, one of the biggest shopping centers not only in Romania, but also in the CEE, proving amazing experience to the visitors, besides shopping and food areas, like cinema, casino, relaxing areas, terraces, indoor ice-skating area. The mall spreads over a leasable area of 90,000 sqm GLA and offers its visitors a large entertainment area with multiple leisure options and a variety of over 300 shops of local and international brands, visited by 55,000 customers per day. The total investment in the shopping center is close to 360 Million Euro.
Adjacent to the shopping center is AFI Park 1-5 consisting of 5 Class A modern office building, totaling 70,000 sqm GLA office spaces, home to IT&C multinational companies. AFI Park 1-5 was the first modern office park developed in Romania together with a retail component.
AFI Cotroceni and AFI Park 1-5 became a flagship project of the company in Romania, a park which also contributed a lot to the development of the neighborhood around it.
AFI Ploiesti, the first and only modern shopping mall developed in the city center of Ploiesti, was the second shopping center of the company, inaugurated in October 2013, following an investment of over EUR 50 million. AFI Ploiesti offers a total gross leasable area (GLA) of 34,000 square meters, spreading over two retail floors occupied by 100 national and international brands, including more than 7,000 square meters of entertainment.
AFI BRASOV, the third shopping center developed by the company in Romania, after previously opened AFI Cotroceni, and AFI Ploiesti was inaugurated in October 2020.
AFI BRASOV is a mixed-use project that brings together the largest shopping center with a total leasable area of 45,000 sqm and rising above, integrated into the mall, 2 “Class A” office buildings, with a total leasable area of approx. 25,000 sqm developed in phases.
AFI Brasov offers its visitors over 150 internationally well-known brands but also local brands, known to Brasov residents, both creating together the favorite place for shopping and leisure. Playgrounds, fitness centre, entertainment, banks, pharmacies, casino and a hypermarket and a 3,500 sqm green terrace with unique view to the mountains.
AFI Brasov is targeted to obtain LEED Gold certification for “green” sustainable building.
AFI Europe Romania owns and manages approximately 180,000 sqm GLA of retail spaces and close to 300,000 sqm GLA of office spaces.
The second office park developed by the company in Romania is AFI TECH PARK, a 70,000 sqm GLA Class A business complex located in close proximity to the J.W. Marriott hotel and the Romanian Parliament. The business park will comprise of 3 office buildings with ample green areas, a high tech/campus style environment in an urban complex with a central plaza & gardens.
AFI Tech Park 1 was delivered in Q3 2018, while phase 2 is under construction and planned to be delivered in 2021 and phase 3 will be developed in the future
Other office projects owned by the company in Romania are AFI Victoriei Plaza, AFI Lakeview, AFI Park Floreasca and AFI Park Timisoara, all bought from another developer in a transaction of EURO 290 Million.
Besides these, future development plans of the company involve the acquisition of Casa Radio project (currently under negotiation) and big expansion plans of AFI Cotroceni by adding both office and residential component.
AFI City Bucurestii Noi is the first residential project developed by AFI Europe Romania, phase 1 of the project, consisting in 190 apartments and 228 above-ground parking seats, delivered at the beginning of the year 2020.
Future phases of the project will combine a retail anchor and residential units.
The commercial area of approx. 4,500 sqm GLA which is now under development and planned to be delivered in 2021 at AFI City, right in front of the subway station Laminorului, will provide the AFI City community, but not only, access to a supermarket, shops, pharmacy and other services.
